Derwent Street Mixed-Use Conversion, Sunderland

Sunderland city centre  ·  2024  ·  Planning approved  ·  Ref 24/00878/FUL

THE BRIEF
Keep the ground-floor commercial units trading while converting upper storeys – previously ancillary office and storage – into self-contained homes.

OUR APPROACH
Circulation reorganised around a protected stair, with compliant travel distances and means of escape. The ground-floor kitchen extract flue was designed as part of the building: a fire-rated, acoustically separated enclosure through every level it crosses, with silencer, electrostatic precipitator and fan located in section.

OUTCOME
Full planning permission granted (24/00878/FUL). Building Control is progressing through a private Registered Building Control Approver.

PLANEST ROLE
Architectural design, Building Regulations strategy and technical coordination, working with Mold Design Lab.

Drawings and images show design intent and are not for construction.
