A residential improvement project in Newcastle upon Tyne, involving a new rear extension, entrance porch, and detached garden outbuilding designed to enhance the functionality, comfort, and spatial quality of the existing dwelling.
The proposal includes the redesign of the ground floor layout with a new rear extension, improved living areas, a new bathroom arrangement, and an entrance porch. A detached garden outbuilding is introduced as an ancillary domestic study space, supporting flexible home-working use without commercial or overnight accommodation.
The drawing package covers existing and proposed plans, elevations, roof plans, sections, 3D visualisation, fire strategy, electrical layout, and key construction details. Technical coordination was developed around Part L thermal performance, damp-proofing continuity, cavity wall construction, foundation detailing, roof build-up, ventilation strategy, safety glazing, and fire detection layout. The design balances practical domestic expansion with regulatory compliance and a coherent architectural expression.
