House Extensions in Newcastle: Design, Planning and Building Regulations
A good extension changes how a home works every day – where the light falls, where the family gathers, how the garden is used. We design rear, side and two-storey extensions across Newcastle, from Fenham and Heaton to Gosforth and Jesmond, and take them through planning and Building Regulations with one team.
What we do
Measured survey and a short conversation about how you live
Design options and 3D visualisations, so decisions are made on paper, not on site
A planning or permitted development check, then the application and council queries
Building Regulations drawings: structure coordination, insulation, ventilation and fire safety
Recent project – Royal Crescent, Fenham (2024/1573/01/HOU)
A terraced home opened to the garden with a kitchen, dining and living space. The extension runs to around 5 m, then chamfers back near both shared boundaries under a hipped roof with low eaves, keeping light and outlook for the neighbours. See the project
How long it takes
Survey and design usually take 2–4 weeks. For householder applications the council aims to decide within 8 weeks of validation. The Building Regulations package takes 2–3 weeks and often runs in parallel.
Common questions
Do I need planning permission? Many single-storey rear extensions fall under permitted development, within limits on depth, height and materials. Conservation Areas, flats and some earlier changes remove those rights, so we check your address first.
Can you do the Building Regulations drawings too? Yes. The same team prepares both, so nothing is redesigned twice.
